Welcome to Higgins Lodge! This rural mountain home is tucked away in the woods, providing guests with a secluded getaway while still less than three miles from the heart of Warren and Sugarbush Resort. This home is perfect for small or large families, groups of friends, and couples alike. The most remarkable perk is the private outdoor hot tub, the ideal spot to enjoy a soothing bath while taking in the surrounding nature.

Inside, this home is made up of three levels. The basement on the first level acts as an additional sleeping nook with a bunk bed and a cozy bed. However, it's not its only function! This space also features an inviting family room with a smart TV with Roku; a small gym section with a stationary bike, a rack, and free weights; a high pub-like table for four; a dartboard; a full-size fridge; and a separate washer/dryer.

The second floor hosts the main living area and an expansive deck. This space adds a rustic touch to your stay with exposed wood beams. Snuggle up on the living room couches and watch your favorite movie or show on the smart TV with Roku. There are plenty of board games to choose from, so pick your favorite one and gather at the dining table for a fun evening with your beloved group! A desk provides a great spot for people who need to work or study from home. The well-appointed kitchen has stainless steel appliances, including a French-door fridge, stove/oven with a range hood, dishwasher, Keurig coffee maker, and microwave. A spacious deck features plenty of seating options, and a propane grill is perfect for warm-weather barbecues or family gatherings.

Damage waiver: The total cost of your reservation for this Property includes a nightly damage waiver fee, plus tax if applicable (the “Damage Waiver”). Family Weekend at Norwich University 2024
Great house for the weekend. plenty of room very clean and the hot tub was great! Super easy to book and it was about 25 minutes from Norwich University. We had 5 adults and plenty of room for everyone. Back deck was very comfortable to sit outside! only issue was we had zero internet service for me that was great but not so much for the rest of them!

Great house; mixed stay due to lack of information
Our trip to Higgins Lodge was very mixed. As a whole, the house was great with plenty of space and we loved the fireplace, availability of wood, and the proximity to Sugarbush. We did have some negative experiences with this booking. When we arrived we were given the code to the door without any instructions and could not figure how to get in. We tried a to reset the lock to get in, but ultimately had to drive up the street for service to make a phone call. The property manager was able to give us the code to unlock the lock box with the key. The hot tub was a selling point for this house, however 5 of our guests got a rash of "pseudomonas aeruginosa" which we believe to be caused from the hot tub being poorly maintained. On the last night we were there, it snowed 14 inches and we woke up to no power or water. The weather is not within anyone's control, however, we believe there should have been information left behind for a situation like this where we could get in direct contact with the owners or someone local in the area. We managed to get in contact with the property manager by walking up the street for service, however they had no info to share about a plow. We were able to get plowed out of the driveway by a local in the area. Overall, this property is great. I believe leaving information for tenants would have completely improved our experience. This includes basic information and a direct contact to a human representative of this house in cases of emergency.

So private and relaxing!!
The house was spacious and well equipped. It was 20 minutes from a wedding venue we were attending. Made a long weekend of it. The yard was beautiful and the hot tub was enjoyed! Would highly recommend.

Great kitchen and location!
Excellent kitchen and well equipped home within 10 minutes of Sugarbush Ski Resort. Great space to bring in gear to keep warm with a hot tube to help you relax your muscles! Overall we would recommend this home for those looking to relax and particularly if you enjoy cooking. Recently updated aspects of the home make it very comfortable, though break tripped twice for unclear reasons (no additional use of outlets when occurred). The lockbox failed though they had appropriate back-up, but communication with the property management company was a bit hit or miss.
