Friendly hotel.
Satiated for two nights in a twin room with my teenage son. Small room but had everything we needed. Convenient location for Kiyomizu dera, a 15-20 mins walk. Very friendly hotel staff. Hotel served free yogurt and bun/cupcake for breakfast. Shampoos soap towels hair dryer toothbrush were provided.

Rooms very small you literally had to crawl no room for luggage. Had to store one bag in the washroom.

Advantages Location, location, location-shopping and dept stores (food), close (walking) to major area of temples and shrines (Gion), near transport via subway or buses. Quiet to outside noises. Hall is noisy depending on guests but rooms are quiet. Free breakfast of yoghurt and roll. Nothng special but last night at the dept store, you should have bought food for breakfast and it is in the frig for backup. If not, MaDonald’s, Starbucks, other stores a quick walk away. Disadvantages Only place to sit is on the bed. You have to be agile to handle structure of the room and poor lightswitch placement and have a healthy back. No place to hang or store clothes. Have to keep everything packed in suitcase on the luggage stand. No frills, claustrophobic with no window view (obscure glass). Really only room for one person. Have to climb steep stairs to get to office, then more to the room. Takes muscle to lug luggage.

Good location, good service. The room is clean. The only drawback is small, but it is still worth to stay here.

The room was really tiny. Difficult for two people to maneuver around each other. The bathroom was lovely and big, should of made it smaller and given some extra to the bedroom. Was clean and new. Up two flights of stairs.

You can find a better option please!
The room is literally tiny and certainly not suitable for more than one person. Though it is relatively near to the train station, it is not the most convenient location leading to most attractions. Overall, we shortened our stay here and found a cheaper and much larger apartment with closer proximity to Kyoto station. In addition, the complimentary drink coupon is merely a discount ticket.

Great location
A boutique hotel located in central Kyoto, near Shijo street and shopping and restaurant area. Bus nearby and metro station in walking distance. Room was clean and really small, but had all that is needed (and more) making a great use of space. Nice bathroom. Yogurt and buns are complementary provided in the morning. They will keep your luggage at checkout if asked, something that is not common in most japanese hotels. Overall, a perfect location and a great hotel for a solo traveler or a couple with 2 small bags.

very small but comfortable room
This room has very thing you need but is very small so if you are have a fear of tight spaces you should avoid. But it is clean and comfortable and at an affordable price for a very central area. The staff is very nice although they don't speak much English. They also provide some yogurt and rolls in the morning free of charge.

Great location, friendly staff, tiny room.
The hotel is in a great location for exploring Kyoto. The rooms are small but, as I read in another review, you don't go to Kyoto to sit in your hotel room. Lovely touches by the staff give the hotel a very friendly feel. Would definitely recommend.

Funky place
Funky little place. Nice and close to the main shopping street. Lots of steep stairs, would not be good for people with back/hip problems. No elevator so you need to carry things up 3 flights of steep metal stairs.

Tabiya is a tiny boutique hotel with excellent location in downtown Kyoto. Rooms are quite small but use the space well and worked fine for us.

Lovely, hip hotel in the heart of Kyoto
My brother and I stayed here during a recent trip to Japan. Everyone who works here is incredibly kind and helpful. They helped us make dinner reservations and locate a luggage shuttle service that we needed for a hike we were going to do in the Kii Peninsula. The food in the restaurant is terrific, as is the ambiance. The rooms are small but very cozy and comfortable. Great location too. I loved staying here!

compact but well thought through hotel
The hotel is in located in a small street, very close from Kawaramachi station (hankyu line), thus very handy for shopping and sight seeing. The hotel is on the third floor (above car parks and Tabiya cafe) only accessible by stairs, so be prepared if you have loads of luggages. The reception is inside of the cafe and friendly staff will show you where your hotel room is in the third floor. The floor space of room is very small but it is well equipped and designed cleverly so the size didn't matter much. The following morning we found couple of nice breads to be consumed in the cafe area as breakfast. Their free drink voucher was a bonus, too.

Lovely Hotel In Historic Kyoto
This hotel was so lovely, we had a great time and stayed two nights. We stayed in the Kaki suite, and the photos are accurate representations of the room and washroom. Very clean, very well maintained, recently renovated by the looks of things. The room is small, but we didn’t come to Japan to stay in our room all day. I was actually very cute and exactly what we wanted at a very reasonable price with a private washroom. The attached restaurant is AMAZING with fantastic aesthetics and serves some of the best coffee we had on our trip to Japan. I would absolutely stay here again. Others might not like that it was compact/small, but we loved it. The staff were so friendly and helpful, and we had no issues whatsoever.

This hotel is very nice - the room is small but comfortable. The staff are extremely friendly and helpful. The hotel is above a cafe that has great food (inexpensive) and a nice atmosphere. They use fresh local ingredients in the menu. Although breakfast was not included, they left some food every morning (bread or rice) outside the room. The location is great - close to the train and subway stations, as well as shopping areas. Morning walks along the river nearby are highly recommended. The only minor negative thing was that the frosted windows do not open.
