Stay with us for a night or a month in one of our cute and cozy 2BR / 1 BA apt in the heart of historic Riverside. Our apartment is located on a historic street that is quiet and serene. It is the perfect spot for families moving to Jacksonville from out of town, folks visiting the downtown area for games and events at TIAA Bank Field, or those visiting Jax Beach. The apartment is cozy, equipped with coffee, and 2 queen beds. What more could you ask for!
We always enjoy welcoming and meeting our guests, but also understand wanting your privacy during your stay. Meeting your needs and exceeding your expectations is always our number one priority. Those will always be met with or without the in person contact.
Riverside is (in)arguably the best neighborhood in Jax! It is full of historic homes and parks, bustling nightlife. There are 3 rooftop restaurants/bars within a half mile of this apartment! This apartment is also in close proximity to the St. John's River. Art and culture also abound - visit the Riverside Arts Market 52 Saturdays a year from 10am to 3pm (half a mile away) or the Cummer Museum.
Guests will have full access to unit 2.

★ COVID-19 SANITIZATION ★
Heath, safety, and wellbeing of our guests are of utmost importance to us. For this reason, we use a thorough and extensive process of cleaning after each check-out.
We charge a pet fee of $75 per reservation for 2 pets maximum.
*If you neglect to inform us ahead of time that you are bringing a pet with you than we reserve the right to either TERMINATE your stay early or charge an additional $100 on top of the original pet fee.
The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can’t so please never assume this will be allowed):
1 hr or less early arrival or late departure: $50
1-2 hr early arrival/late departure: $100
2-3 hr early arrival/late departure: $200
These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to.
REFUND DISCLAIMER:
Please note that if a refund is issued for your booking, the processing fee of 3.9% will not be refunded. The refunded amount will be the total paid minus the 3.9% processing fee per Stripe’s return policy. This applies to direct bookings and bookings made through select booking channels. Thank you for your understanding.
● No cats allowed.
● No garage access. For liability reasons, per our insurance we must keep the garage doors closed. Why you may ask? In the past year we have had garage doors ran into, hit by trucks, fall off the tracks, and even our garage door motor knocked off the ceiling by a vehicle. Each time is generally a $1500+ fix.
● You must be 21 years of age or older to book a reservation, and an individual who is 21 years of age or older must be present throughout the duration of the reservation.
● Please no eating or drinking in the bedrooms (closed water bottles are an exception). Additional cleaning fees to remove food/drink stains will apply.
● This is a smoke-free property. Smoking of any kind is strictly prohibited inside the home or on the premises. Violation of this policy will result in a $200 fine to cover additional cleaning costs.
● Pick up all trash before departing. Place all garbage in an outside trash can.
● Please wash all dishes. If the dishwasher was used, please run and unload the dishwasher prior to
departure.
● Do not open the windows. This is due to the extra security measures we have installed.
●Do not overload the washer/dryer. Do not wash sandy beach items or towels in the units. Empty the dryer lint trap after EVERY USE. Additional fees will apply if units are damaged due to improper use.
● The storage room is to remain closed at all times.
● Consumables such as condiments or snacks may be left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests’
discretion and inspection to consume these items if they wish. The host does not take any responsibility
for the consumables.
● Please do not rearrange the furniture.
● If guests are found to have had a party without host permission which results in additional cleaning or
maintenance required, guests will be responsible for additional cleaning charges. In the unfortunate
event that neighbors are disturbed, GUESTS WILL BE ASKED TO VACATE THE PROPERTY
IMMEDIATELY.
