Our beautiful, one of a kind, round pedestal home at waters edge has amazing views, incredible dock, swimming, water fun, and the most relaxing spot you'll ever visit...all available for you.

With wrap around balconies, windows and glass doors all the way around and on the water's edge, this home has views and breezes like no other. Huge private dock with steps down to the white sand turquoise waters, two large sitting areas with thatch roof tiki's for shade with a sunset tiki bar that overhangs the beautiful water. Large island float with headrest and cup holders, tied off on mornings makes for never ending fun and relaxation.

No need to worry about the kids because these are the bone fish flats, which means besides having incredible turquoise waters with white sand bottom, it also has no drop offs, no undertow, just enough waves to enjoy the sounds and the water is only 3-4 feet deep at it's deepest as far as you can walk or swim. No mucky sand here.

Sit and read or layout on the white sand directly in front of the home when tide is low. Large kitchen, large living area, and 2 large bedrooms upstairs. 2 sleeping lofts downstairs with queen beds as well.

We keep it clean, always updating items, adding as we go. It is a comfortable beach house right on the water. We are all about comfort and location.

NEW downstairs bathroom as of 6/2/2024. 3 full baths and dock shower as well.

This home is designed to maximize the views and breezes and it is absolutely spectacular!!! The deck beneath the house is beautifully finished with barbecue grill and furniture to relax and eat while enjoying the beautiful view and breezes. Take your family out on our TWO double kayaks or our TWO stand up paddle boards for an adventure and explore the island cays that are part of your view, or bring your fishing pole to fish in the worlds best bone fishing waters that are your front yard.

Aqua Vista is wonderfully semi secluded and quiet, with the ocean breezes through the whispering pines and waves gently crashing on the shore being all that you hear. We do have a house next door now, but they are their maybe twice a year and are very quiet.

Aqua Vista is also only 10 to 12 minutes drive to Georgetown where you can find all the restaurants, stores and activities you could want. It is 2 miles from our house to Queens Highway and then 1.7 miles to Exuma Market downtown. Take a boat tour, take a scuba/snorkel charter, do water sports, go deep sea fishing, or rent your own boat, we have a local guy that keeps his little boat at the house.

Eat at the wonderful local restaurants, go grocery shopping, souvenir shopping or drive the island to explore the many world class beautiful beaches.

Exuma in an hour or less direct flight from Miami or Fort Lauderdale, or a little longer flight direct from Atlanta, Charlotte and Toronto.

Car rental and taxis are available at the airport. Uber is not on the island and taxis are hit and miss, we suggest everyone rent a car. We always get our cars from Thompsons right at the airport. Roads are narrow and you will be driving on the left so just take your time and be careful.

Our caretaker Mr. Bethel, will meet you at the airport and escort you to the house. He will stop along the way to show you where to get supplies. The roads in Exuma are littered with potholes(third world Issues) and the back roads to our places has quite a few as well, it an adventure just because it is a true third world road. Just go slow and pay attention and you will be just fine.

During your stay you can work directly with Mr. Bethel about other errands around the Island as well. He has a minimum trip charge of $50 that is paid directly to him as each trip happens.

The island runs on 2 generators and every few days the power will turn off for a short time, usually about 30 minutes and it is overnight so you never notice it. We have put in Solar and backup batteries, should be fully functional and us off the grid by end of September.

This is our 2nd home and we always want our renters to communicate with us about any and all things. So please ask us anything and we will do our best to make this as memorable as we can.

Aqua Vista is relaxing, beautiful and more than just a home, it is an experience!!!

When you book you can choose to pay $79 for insurance or you have to leave a $3000 deposit that will take a few weeks to get back after you checkout. 99 percent of the people choose the insurance.

Aqua Vista is a wonderful house in a beautiful location in the middle of the island. The dock, water, and swimming area are just as beautiful as described. The road to the house is also just as bad as described, but it adds to the charm and adventure (and amazingly not the worst road we drove). Eric and Tony were great - very informative and quick to respond to any questions. We stayed in the beginning of October and the island was still "opening up" with many of the restaurants we wanted to try still closed - just something to keep in mind. But on the bright side there were very few other tourists.

The views are incredible!
We had a nice stay at Aqua Vista. The views of the crystal blue waters will take your breath away. The dock was our favorite place to be. On the drive to Aqua Vista heed the warnings of the roads, once you turn off of Queen’s Highway (the island’s main highway) the roads are rough. The time to get from Aqua Vista to the highway is about 15 minutes. Once at Aqua Vista the first thing you notice is the vast ocean scenery, it does not disappoint. The kayaks, paddle boards and scuba gear are a big bonus! The house is nice. Unfortunately we found cleanliness to be lacking in the kitchen. The blender was dirty, the stove top was dirty, there were little bugs crawling on the counters. The bugs were so small I couldn’t tell what they were, I did get some videos of them. There was some cleaner under the sink so I wiped everything down. We chalked up bugs to the tropical location and moved on. The rest of the house and bathrooms were clean. (I recommend packing good toilet paper, paper towels and as much food as you can.) We had an issue with the water while there. The power went out for 2 hours (this happens on the island) when the power came back on, the water was sputtering, a toilet upstairs would run for a long time after flushing, we woke up to no water one morning. It took about 10 hours to get water back. We turned the toilet off for the remainder of our stay and had no issues. Aqua Vista is a beautiful location, it’s so quiet. If you’re looking for peace, this is it.

Our stay at Aqua Vista was absolutely amazing!!!
Prior to our stay, Eric provided an island guide via email that we found incredibly helpful throughout our trip. Upon arrival, Tony met us at the airport and helped us get to the rental car building. Tony led us to the house and showed us around, making sure we had everything we needed. We had an absolutely amazing stay. Aqua Vista was so perfect that we didn't even feel the need to leave the house most days. We took the kayaks to a remote island, paddle boarded, went snorkeling, and collected shells (all at the house!!!). The kayaks, paddle boards, and snorkeling gear significantly improved our trip and we were so grateful that these things came with the house. The house was even better than the pictures and everything was spotless. The road leading up to the house is pretty rough, but we made it there in a Pacifica mini van just fine. Eric was extremely responsive and we had no trouble getting in touch with him when we needed to. I can't say enough great things about this rental - we would 100% stay again!

Great First Visit to Exuma
We chose Aqua Vista because of its location, we wanted to be close to the Bonefish Flats and enjoy some solitude! We saw a handful of boats go through the entire week! We basically had the entire area to ourselves. Kayaks and paddle boards were used daily. House was clean, comfortable and well stocked with basic items. My kids enjoyed the new rooms recently added downstairs. Eric was absolutely amazing before and during the trip! I’d highly recommend this house for your Exuma visit!

We really enjoyed our first trip to Exuma and Aqua Vista was a great house to stay in with a beautiful deck and crystal clear water. We really enjoyed having paddleboards and kayaks available to us and the house had all the basic necessities you needed for cooking, taking trips to the beach etc. Staying on this side of the island is unique being on the bonefish flats as the water is calm and shallow which my 12 year old loved..we didn’t really have much beach to sit on at low tide this time of year but we also had alot of wind the week we were there. The only downside was that because of location of the house you had to add 10-12 minutes to any trip to get out to the highway because of the road conditions. We were aware of this before we went so we weren’t surprised and it was kind’ve cool to be in such an isolated place. It is still centrally located on the island and we enjoyed day trips to other beaches to see the ocean side with its beautiful waters! Eric, the owner/manager, was excellent with communication before and during the trip and having Tony meet us at the airport was very helpful to be able to show us around and guide us to the house. Great experience overall..can’t wait to make it back to Exuma soon!

Great view!
Great view, amazing location, great breezes during day. Loved the dock. Some nice snorkeling along local jetties. Great kayaking, paddle boarding and swimming. Explored local uninhabited islands. Listing issues- No hot tub and fold up beds included in occupancy numbers. Disappointed with maintenance of this older property -washer was broken, septic system overflowed and smelled early on in stay-needed pumping, window blew in during storm and screen door fell out from rusted wheels and others had missing handles. Secondary roads to get to the location were very challenging..but.. true of most of secondary roads on Exuma and part of the island life adventure? .. Still, would definitely consider staying there again.

We really enjoyed our stay at Aqua Vista! So relaxing and peaceful. The view is to die for. Warm, crystal clear water to use the kayaks and water toys that are at the house. The house has everything you need and very clean. The property manager Tony was super nice and helpful with anything you ask. Eric, I can’t say enough about! He contacted me before the trip and gave me alot of useful information and when we were at the house we had a kayaking incident and got stranded due to high winds and he was able to find someone to come rescue us. We can’t thank him enough for his great hospitality!! We will definitely be going back to stay at Aqua Vista in the future!!

Paradise Found
This was our first trip to the Bahamas and we were blown away. The house is great and the location could not have been better for our family. Eric and Tony were very communicative and responsive throughout the process. We were pretty active throughout our weeklong stay, and yet came home feeling totally rejuvenated. My husband and I just enjoyed our third trip to Aqua Vista and we can honestly say each visit has been even better than the last. Eric has made steady improvements over the last few years: RO water system, a great new mattress, and this trip we were pleasantly surprised with a dishwasher. If you are looking for a quiet, beautiful place to enjoy some solitude, it doesn’t get any better than this!

This property is wonderful! The host, Eric, is there for you immediately when needed, for anything or any question. Such a wonderful host. He has a whole pdf that he sends to you with tips, trips, and suggestions. I say do everything you can that is suggested. Two weeks would be best to stay here! That would allow for exploring and relaxing. I fell in love with Exuma and the people. The road to the property is a trip (terrible pot holed road), make the best of it. Once you arrive, you have total privacy. They are totally stocked with everything you may need. Floats, cushions, beach chairs, snorkeling gear, paddleboards, kayaks. Same for indoors. Plenty of towels, sheets, blankets, pot, pans, outdoor cups (I claim the fish one with the red lid!!) , and on and on! 5 stars in my book! Im not bogie, or fancy, by any means. I absolutely loved the property and the people and Exuma!!!!!!

Perfect Getaway
Aqua Vista exceeded our expectations! It was a perfect home base for us to explore Exuma's beautiful beaches. We enjoyed lounging on the deck, kayaking out to the other islands, and snorkeling along the little reef. Aqua Vista was private without being too secluded and provided the perfect place for us to spend time with each other before our oldest headed off to college. The house was equipped with everything we needed and even a few things we didn't know we needed! There was more than enough space for us and our three teenagers. Tony was super helpful and he is just an awesome person. We're already planning our return!

A week in paradise
Fun and beautiful but a lot of work. The description of property is accurate but the house needs some updating. No dishwasher and none working washer and dryer made for a lot of work. House could use more towels and cleaning supplies. We had to hand wash and air dry dishes and towels daily so it wasn’t as relaxing as wished for. The dock was awesome we spent a lot of time swimming, kayaking and snorkeling the area. Loved the fish fry. Tony was great and responsive. The house is on the other side of island then most attractions so you need a car but is perfect if you just want to get away. The water is perfect and people are friendly and there is a lot to explore so that is what we did. All in all we had a great time and made a ton of memories.

A fabulous vacation at Aqua Vista. Such a peaceful and totally secluded location. The view as soon as you drive up is stunning. Walking out on the pier was the vacation spot we knew we had been looking for. Just could not get enough of the view. The house is perfect..beautiful setting and great large windows that went around the whole house.. Eric was the best to rent from. He really cared that everything was perfect and checked on us by text several times. Aqua Vista is like having your owe private island and the swimming off deck was perfect. Amazing view!
The house was the perfect size for our family of 6. The view was amazing. The location was great. My son played in the water all day everyday. The wifi worked great. The appliances were great. There were a few things in the house that were broken. But minor things. Our window in the bedroom would fall out every time the wind picked up. Our bathroom door would lock itself so you couldn't close it all the way. But overall the place was just what we needed and great for the price. Would recommend.
